Determining Project Goals & Sensibilities

Together, we will study your scope of work, and establish the preliminary project schedule and budgets. The process begins with discussions about program, aesthetics, and planning, to define the particular uses and requirements you have for your home. Some of these elements will be explored now, and others will be refined in greater detail later.

Explore

Generating Ideas & Concepts

In this phase, we develop the architectural language of your home in unison with local codes, zoning, and occupancy programming. Rigorous studies of scale, proportion, volume and texture are explored. Concepts are communicated through sketches and inspiration images and include schematic plans, mood boards, and key furnishings.

Refine

Develop Project Narrative & Systems

Here we develop detailed architectural drawings and FFE (Furniture, Fixtures & Equipment) schedules and collaborate with consultants, builders and artisans to bring the design concepts into a functional reality. Deliverables include plans, sections, elevations, and details as required for the permitting process.

Document & Acquire

Permitting, Procurement & Construction

With the permit documents coordinated and submitted, we will complete the detailed architectural and interior design of the house for the contractor. These are the myriad of details related to both the home’s exterior and interior that add depth, quality and durability. We will also begin procuring fixtures and furnishings, and coordinate with vendors ahead of installation.

Build & Install

Review, Support & Execute

This phase focuses on executing and clarifying design intent by responding to contractor Requests For Information (RFI’s), managing change orders, preparing additional documentation as needed, coordinating material, fixture, equipment, and hardware submittals, reviewing construction mock-ups, and meeting with sub-contractors. As construction concludes, we install and style furnishings and decor in preparation for move-in.
